I decided to drive over to the condo to check it out.
This condo could not be in a better place in the complex. It's near the end of an off road so it's not on the main entrance and won't get many cars. It's on the second floor, in the back of the left side, which is turned away from the parking lot. All the windows and the balcony overlook the pond with a fountain, no views of the parking lot. It's extremely private for a condo, only 2 units on that side once at the top of the stairs and their door is to the backside so they don't even hear the front side people come in. The condo is a very short walk to the pool area, which is important when you are paying $160 a month in dues, you want to be near the pool. So if someone interested in the complex sees this unit, I think it would top the list.
Oh, I also need to add that once again, what I suggested was changed without telling me first. I wanted the counter to be $339,000 with no contingencies, close in 30 days. The realtor, who by the way was against this counter afraid if they reject it we won't be able to get back to $349,000, wanted to change it to $341,000, no contingencies, close in 60 days.
60 days was to make them feel like they had some time to sell/rent the condo and/or sell their home..
